Contracts are drawn to provide the scope of work to be completed at an agreed upon price. Contracts may be fixed price contracts or cost plus; building costs plus a fixed markup for the builder’s expense and profit.As far as financing, Snead Builders has ongoing relationships with local mortgage lenders and will be happy to provide those contacts concerning your lending options. Obtaining a building permit requires a set of plans and all required engineer information. Building inspections are performed by the city or county and are requested by the contractor at predetermined stages of the building process. Construction usually begins 15-30 days after the clients signs the Construction Contract and deposit. It is, however, subject to potential holdups such as local government approvals, utility availability, materials availability and changes in the project requested by the client. The most frequent cause of delay in construction is weather.

Paper work is filled out and submitted to the local building authority:
- LDA (Land Disturbance Permit) approvals are secured from the local building authority
- Building permit approvals are secured from the local building authority
Construction starts:
- Temporary entrance installed
- Silt fence installed
- House is staked out on the lot by the surveyor
- Trees are marked for removal
- Lot is cleared of trees, brush and obstructions per surveyor's approved site plan
- Topsoil is cut out and stock piled on lot to be used later
This is the most important part of the construction process. All of our footings are designed by a licensed professional engineer:
- Footings are marked on the ground and excavated
- Rebar is set in place
- Plumbing and electrical sleeves are installed (if applicable)
- Concrete is poured in place
This is what the walls of the first floor sits on:
- Surveyor pins block corners
- Concrete block laid
- Foundation is backfilled with dirt and sand spread in crawl place
- Termite treatment applied to interior and exterior of foundation walls
After the foundation is complete, the house is ready to be framed. This process usually takes three to four weeks.

- The floor joist are installed and plywood flooring glued and nailed down
- The exterior walls, interior walls, and roof are erected
- Exterior sheathing and house wrapping installed
- Cornice work is done

House gets dried in:
- Felt paper is applied to roof sheathing
- Shingles are laid
House becomes closed in:
- Windows installed and sealed
- Exterior doors installed and sealed
Inside the walls:
- Plumbing drain lines and water lines installed
- Electrical panel, outlet boxes, switch boxes, can lights and wiring installed
- HVAC (heating, ventilating, and air conditioning) ducts installed and exhaust ducts installed
- Misc cabling (alarm wiring, RG6 cable, telephone lines and data lines) installed
- Mechanical systems are inspected per local requirements.
House is considered "completely dried in:
- Exterior finishes (siding, brick or stone) installed
- Gutter and downspouts installed
- Seal exterior corners, plates on the first floor, doors and windows, and penetration of wall plates common to the attic.
- Install batts insulation in walls, floors and ceiling.
- Insulation is inspected per local requirements.
House starts to take shape:
- The drywall is hung
- Seams and screw holes are taped, mudded and sanded smooth
- Texture is applied to the walls and ceilings (if applicable)
Fine carpentry details:
- Interior doors are hung
- Moldings and baseboards are installed
- Stairs trimmed out (if applicable)
- Cabinets & Counter Tops
- Kitchen cabinets, bath cabinets, special cabinets installed
- Counter tops installed
Painting brings color to the house. Snead Builders uses an upgraded premium paint designed for high humidity and mildew conditions:
- Interior painting, caulking, and staining begins
- High-grade enamel is applied to all designated trim material
- Exterior painting is done, dependent on weather conditions
- Backer board, ceramic wall tile and grout installed
- Backer board, ceramic floor tile and grout installed
- Hardwood flooring installed
- Plumbing fixtures are installed and tested
- Electrical fixtures, outlets and switches are installed and tested
- The HVAC units and thermostat are installed and tested
- The alarm keypads and control panel are mounted (if applicable)
Final details are added to the house:
- Mirrors are hung
- Door hardware installed
- Shower glass walls installed
- All final paint and stain is touched up
- Appliance delivered and installed
- Any remaining floor moldings are installed and painted
- Carpet is installed
- Hardwood floors are finished
- Complete cleaning of house and windows
Coming to the end of the construction process and it is time to turn the house over to the clients:
- Sidewalks, driveways, patios, decks and fencing are installed (if applicable)
- Your home is again inspected by the local building inspectors for a final inspection
- The house that Snead Builders build is now ready to become the clients home.
